Estate Matters, Handled With Care
Akar Jati assists Malaysian families with estate administration, land title transfers and document organisation — including where beneficiaries or executors live abroad.
Leaf 02 — Services
What the Office Handles
Three areas of work, each with a fixed fee quoted in ringgit before any engagement begins.
Estate Administration — Families Abroad
Administration of a Malaysian estate where the executor or beneficiaries live overseas. Covers powers of attorney, notarised documents, remote identity verification and time-zone coordination. The office handles local attendances so no relative needs to travel for procedural steps.
- Remote-friendly process
- Meetings at hours that suit the family
- Ordinarily ten to twenty months
Title Transfer & Property Distribution
Transfer of land titles from a deceased owner to entitled persons, including preparation of transfer instruments, dealing with charges registered against the title and attendance at the land office. Where a property is to be sold, both routes are explained with their costs and timeframes.
- Transfer or sale options explained clearly
- Land office attendance included
- Usually three to seven months
Document Inventory Appointment
A working session where a family brings whatever papers they hold and leaves with an ordered inventory, a list of what is missing, and a plain note of which institutions to write to next. Often the most useful first step when a death was recent and the family is not yet ready to make decisions.
- Organised inventory produced same day
- No further engagement expected
- Clear list of next steps provided
Leaf 03 — Why Akar Jati
What Families Find Useful About This Office
Fees Quoted Before Work Begins
Each service has a stated fee in ringgit. Families know the cost before signing anything, with a separate note covering expected remittance charges for overseas transactions.
Realistic Timeframes Given in Writing
The office provides written timeframe ranges based on current land office and court processing times in Selangor, not optimistic estimates.
No Travel Required for Overseas Beneficiaries
Where an executor or beneficiary lives outside Malaysia, the office arranges notarised documents and remote identity checks so that local attendances are handled without the family flying in.
Plain Documents, Not Legal Jargon
Summaries of each step are written in plain English so that every adult in the family can follow what is happening and why, without needing a legal background.
No Pressure to Proceed
The Document Inventory Appointment is offered as a standalone session. At the end of it, no further engagement is suggested unless the family asks. Families move at their own pace.
Knowledge of Malaysian Institutions
Akar Jati maintains working knowledge of how long different institutions in Malaysia — land registries, courts, banks — typically take to release information, expressed as observed ranges rather than promises.
AKAR JATI — KLANG, SELANGOR
Not sure where to start? A document inventory appointment is designed for exactly that.
Bring whatever papers the family holds. The office will organise them, note what is missing, and explain what to do next. No commitment to further work is expected.
Leaf 04 — Questions
Commonly Asked Questions
How long does estate administration ordinarily take in Malaysia?
For a straightforward estate, ten to twenty months is a reasonable working figure. The range depends on whether there is a will, how many beneficiaries are involved, whether the estate includes land, and how quickly institutions respond to requests. Akar Jati provides a written timeframe estimate specific to your estate after reviewing the documents.
My family is based overseas. Does someone need to travel to Malaysia?
In most cases, no. The office arranges powers of attorney, notarised documents and remote identity verification so that executors and beneficiaries outside Malaysia can participate without travelling. Meetings are held at hours that work across time zones. The office attends local venues, including the land office and courts, on behalf of the estate.
What is the Document Inventory Appointment and who is it for?
It is a single working session, charged at RM 150, in which a family brings whatever papers they have — title deeds, bank statements, EPF statements, insurance policies, a will if there is one — and leaves with an organised inventory. The session also produces a note of what is missing and which institutions to contact for the rest. It suits families where a death has been recent and no decisions have been made yet. At the end of the appointment, no further engagement is expected or suggested unless the family asks.
What are the fees and what do they cover?
Fees are: RM 630 for estate administration (families abroad), RM 410 for title transfer and property distribution, and RM 150 for a document inventory appointment. Each fee covers the scope of work described on the Solutions page. Where overseas remittances are expected, the quote includes a separate note of typical remittance charges so there are no surprises. Disbursements such as court fees and stamp duty are charged at cost and listed separately.
Should a property be transferred or sold? How does the office advise on this?
The office explains both routes — transfer and sale — with the respective costs and timeframes for each, so the family can compare them without being directed one way. The decision belongs to the beneficiaries. Akar Jati does not earn differently based on which route is chosen.
How is personal information and family data handled?
Documents and personal details shared with the office are held under Malaysian solicitor-client confidentiality obligations. They are used only for the matter engaged and are not shared with third parties except where legally required or where the family has given express permission — for example, when corresponding with a bank or land registry on the estate's behalf.
