Akar Jati does not take on general litigation, corporate work or conveyancing for living purchasers. Every matter that comes through the office involves either an estate or an inheritance-related title transfer. This restriction means the team encounters the same institutions, the same documentation and the same procedural patterns regularly, which produces a working familiarity that a broader practice would not have at the same depth.
Fixed, Transparent Fees
Each service has a stated fee: RM 630 for estate administration involving overseas family, RM 410 for title transfer and property distribution, RM 150 for a document inventory appointment. These fees do not vary based on the value of the estate. Disbursements — court fees, stamp duty, registration charges — are billed at actual cost and listed separately. Where remittances from overseas are anticipated, the fee agreement notes typical bank charges as a range.
Process Designed for Overseas Beneficiaries
A significant number of Malaysian families have executors or beneficiaries living in Australia, Singapore, the United Kingdom or elsewhere. The office has developed a working method for these situations: powers of attorney are prepared in a form that is accepted by Malaysian courts, instructions for overseas notarisation and apostille are written out clearly, and remote identity verification is arranged where institutions allow it. The office attends local venues — courts, the land registry, banks — on behalf of the estate.
Communication in Plain Language
Each stage of a matter produces a short written note in plain English describing what has happened, what the next step is, and approximately how long it will take. Legal correspondence sent on behalf of the estate is copied to clients with a brief summary attached. There is no expectation that families should decode legal language to understand where their matter stands.
No Pressure at Any Stage
The Document Inventory Appointment is a standalone service. At the end of it, the family receives an inventory, a list of missing documents, and a note of which institutions to contact. No further engagement is suggested unless the family asks. For matters that do proceed to estate administration or title transfer, the pace is set by the family's circumstances, not by the office's convenience.
Realistic Timeframes
The office does not promise that a matter will be completed within a set period. What it provides is a written range — drawn from current experience with the Selangor land registry, the civil courts in Shah Alam, and financial institutions — explaining which part of the process accounts for most of the time. Families who understand where delays typically occur find the wait less difficult to manage.
